Marketing Service

Effective marketing of your property is an essential part of finding the right tenant. It’s important to maximise the marketing in order to secure prospective tenants in the shortest possible time frame.

Our Marketing strategy includes:

Listings on high traffic websites such as realestate.com.au, domain.com.au, and others (Social media) allowing your property to be viewed online24/7
Set regular dates for ‘open for inspection’ and feedback to landlord
Private appointment inspection when required
Emails to our extensive database to notify prospective tenants

Letting Service

Securing the most suitable tenant for your investment property is the key to a trouble free tenancy. In S&K Property, Our aim is to get the best possible tenant for your investment property and minimise the possibility of your tenant falling into arrears or breaching their lease agreement.

Our Letting Service includes:

Verify Tenant application and 100 points ID check
Reference Check and tenant rent history check
Prepare Tenancy lease agreement and associated documents
Collection of Bond and lodgement to RTBA
Setting up related accounts for landlord and tenant

Management and Maintenance

Our experience and expertise property manager can manage and maintain your property in good condition and making it appealing to both current and prospective tenants.

Our Management and Maintenance service includes:

Monitor, collection and receipting of Rents
Taking prompt action should rent arrears occur
Disburse rent payment to your nominated bank account with a rental statement emailed to landlord outlining all income and expenses for that period (Monthly)
Provide end of Financial Statement for tax purpose
All expenses (owners corporation, water rate, council rate, land tax, landlord insurance, and maintenance/repair invoice) relating to your property can be paid by us directly from rent proceeds, as instructed by you.

Entry and Exit Conditions report
Handling tenant requests and complaints
Representation at Tribunal(VCAT) hearings and prepare related documents
Routine inspections are carried out by Property Manager three months after every new tenancy then at 6 monthly intervals. A written report complete with photos will be provided
Handling tenant maintenance request and report to landlord
Arrange maintenance quotes and repair
Minimise vacancy period by looking for new tenant straight after the previous tenant notified to vacate

Protecting your investment property

Landlord Insurance – Landlord insurance covers some particular risks associated with renting out a property that may not be covered by a typical home and contents or strata title insurance policy. We can recommend our preferred landlord insurer or any landlord insurer of your choice.

Some common features of a landlord insurance policy includes:

Loss of rent if the tenant defaults on their payments
Malicious damage or Theft to the property by the tenant or their guests
Liability including a claim against you by the tenant
Cover for your contents within the property such as carpet and window furnishings.
It is important to understand that not all landlord insurance policies are the same and you should consult with your choice of insurer.

Smoke Alarm – Smoke Alarm inspection is recommended to conduct annually to compile with the regulations. We recommend to engage with a smoke alarm inspector company with fixed annual fee for the safety of your tenants. In case of a faulty smoke alarm, the smoke alarm inspector company will arrange time with tenant to fix.

Our Fees & Charges

Our fees and charges for such a high level of property management service are as follows:

Management Fee – 7% + GST of Monthly rent
Leasing Fee – Two week rent + GST
Re-leasing Fee – $150 + GST
Marketing fee – $500+ GST
